Flip House Update: One Month Into The Project

Today is the one month flip house update. I can’t believe a month has gone by since we closed on the flip house.

My initial deadline for this flip was July 15th.

That’s tomorrow.

Sound the alarms because we will not be able to make that deadline. (wah-wah)

We had to do some things to the house that we weren’t planning on in the beginning (which is always the case with a flip house) that pushed our timeline out a few weeks. No worries. All is well and we are moving forward.

One Month Update Of Our First Flip House

These updates are great for me because when you are knee-deep in a project like this, you don’t see the big picture. Sharing this flip house update has helped with me see that we really have done a lot to this house in one month. I also have to remind myself that we aren’t working on the house full-time.

I am still blogging full-time and Matt works out of the house full-time. We are working late nights and weekends together and I am there during the day when the kids’ summer schedule allows. My dad has been helping where he can and my mom has entertained the kids and worked on the house with us as well.  

There are a lot of little things that need to get done and we are waiting for the ordered windows, carpet and countertops to come in. Once those things come in, we will be off and running to complete this flip. 

Let’s get into this progress report. 

I want to start in the basement because that has taken a lot of our time lately. We painted all of the paneling in Tender Cloud from Dutch Boy, replaced all of the ceiling tiles and added new light fixtures and covers all over the basement. We found out that some of the lights weren’t working so we had to buy new fixtures. The carpet was removed. We ordered new carpet for the space and painted the rest of the basement floors.

The chalkboard got done and we added new trim all around the room.

The “office” got painted doors. Then, we added new trim and reused the light fixture that was in the kitchen in this room.

We got the new furnace, thermostat, water heater and electrical panel completed. We also changed out all the outlets and switches in the house from beige to white. These things (along with the new roof, windows and siding) are great selling features for the new home owners. They won’t have to worry about any of that when they move in.

We still need to paint this wall in the laundry area and add knobs to the cabinets in this space.

The stairs got painted and are waiting to add the runner down the middle until everything else is done.

We added the new side door and screen door. The light that comes in here now is great!

The kitchen has come a long way. We painted the kitchen cabinets in Alabaster from Sherwin Williams. If you follow me on Instagram {HERE} then you saw that the knobs came in from Hickory Hardware. I can’t wait to get them on so I am sure they will be done by the time you read this post. The walls were painted in Tender Cloud from Dutch Boy and we added new light fixtures to the ceiling.

Next on the kitchen list is cleaning the kitchen floor, adding the stove and dishwasher back in and putting a wood top on the cabinet near the eat-in area. Once the countertops come in, we need to get the sink in, do all new plumbing for the sink and the dishwasher and we should be able to call it done.

The new windows in the house really brightened the rooms up.

The living room and hallway were painted Mousy Tint from Dutch Boy. The bedrooms were painted Brightened Cream. The carpet and staples have all been removed and new carpet will go in at the very end. There are new windows in the bedrooms and we are just waiting for two more windows to come in to finish the window part of the project.

The bathroom is what we are working on now. We tore out the plaster walls around the bathtub. We are working on putting it back together and adding the new tub surround. After that, we will paint the bathtub and get new fixtures. Then, we will add wainscoting, lay the floor and put in the new vanity.

We will replace the light fixture and hang a mirror. Add some shelves behind the toilet and add a shower rod and curtain. There is still a lot of work in the bathroom, but at this one month flip house update, we are really rolling with it and it shouldn’t take that long.

The outside looks so different! With the new screen door and the painted wood door, it looks so much better. The painted brick and flowers in the planter make it feel like a home. The plants that we moved around are doing well. The soffits have been scraped and painted and the mailbox got a fresh coat of paint. We still need to paint the stairs on the front and side.

The entire yard has been treated a few times for weeds and is doing well. The sod still looks great and I mowed it this week for the first time.

We removed the compost bin that was broken in the backyard and planted hosta in that corner.

We also found the other half of the clothesline and fixed it.

The soffits on the back of the house were scraped and painted. The new windows look so great on the back of the house.

The gutters have all been cleaned and screwed back in where they were loose.

The garage windows were scraped and painted and the garage door and trim were scraped and painted.

The dumpster was picked up and all the metal in the garage will be gone this weekend.

The downspouts will be replaced with new ones by the end of this week.

At this One Month Flip House Update, I feel like we are so close. We still have a lot of work, but I don’t feel as overwhelmed. By this time next week, I hope to have a lot of major projects crossed off the list. I am excited to almost have our first flip in the books. It has been a long month, but it is rewarding to see the changes we are making to this house that will be someone’s home some day soon. It feels just like picking up cast-off furniture and breathing new life into it to be used again.

….. Just on a much bigger scale.
